Points for the room search
Customers have differing requirements when searching for a room, some of which can be including being near a railway station, a relatively newly constructed building, facing to the south, in the CBD or a spacious room. It may be possible to satisfy your requirements if there is no cap on the maximum rent you are willing to pay, but in reality there is a limit of the payable rent. Here, we will tell you the trade secrets to find a good room!
Rank your priorities
Let us clarify your reason for moving and prioritize your requirements for the new accommodation you are seeking. If you can focus on and inform the property agent of the most important priorities among the conditions for your move, the agent can conduct a more efficient room search without introducing irrelevant properties.
The basic conditions are summarized as follows.
1. Setting your budget
Maximum monthly rent
It is a good idea to restrain the monthly rent too within 25-30% of your monthly income.
Initial expenses
The initial expenses are usually about 6 times of the cost of the monthly rent. If you cannot prepare a large amount of money for the initial expenses, it may be better to look for accommodation with a lower level of security deposit and key money.
2. Area.
Commuting hours
Please consider how long you want to allow for commuting time from the station near your company or school. In many cases, the workplace, the company and the school are located in a city’s CBD. As you want to shorten your commuting time, the rent naturally goes up the closer you live to the CBD.
Railway line
The area along such popular railway lines as Yamanote Line, Marunouchi Line and Ginza Line are convenient, but the rent is naturally high. It is possible to reduce your rent if you choose a different line without lengthening the commuting time, we can provide you with expert advice in these matters.

3. Space and structure
Room Types
The necessary room layout varies depending on the number of residents. In case of one resident, you can choose from 1K, 1DK, 1LDK and others depending on your lifestyle. In case of 2 residents, 2K, 2DK, 2LDK, etc. are recommended. The property owner tends to dislike the occupancy of 2 tenants in 1K, but some owners accept such arrangement. If you’re upfront with us about such a request, our staff can negotiate with the owner.
Building Structure
Building structures vary from wooden, steel, reinforced concrete and steel-reinforced concrete construction. The properties are usually categorized into one of the followings for easy understanding: apartment, corporative apartment house or condominium. It is natural that a more sturdily constructed building like a condominium tends to attract higher rents.
Post construction date.
As a newly-built property is popular, the rent is always high, although an older building tends to attract lower rents.
4. Facilities
Security
A typical security device is the automatic door lock. Various security devices and services including the intercom, surveillance camera and a resident caretaker also exist.
Parcel delivery service box
It is a box to store the parcel delivered during your absence, this facility helps the tenants that are rarely home during daytime.
Loft
It offers a large storage space by utilizing a dead space to create a mezzanine.
Electric heater/gas stove
The facility is divided into the electric heater, the gas stove and others. As the powers of modern electric heaters are strong, we don't have the inconvenience of waiting so long like in the past any more. It also has the advantage of preventing the danger of a fire.
Bathroom dryer
The bathroom has such additional functions as room-dryer and heater and is convenient because it is utilized to dry your laundry.
Floor heating
As heat rises up, you can feel the floor warmer than the usual room heating because the room is heated by a heating system located underneath the floor.
Other facilities
Please check for other facilities like a custom kitchen, bathroom vanity with a handy shower for hair washing, Internet, BS/CS and cable TV.
5. Others
Environment
You need to check whether or not, daily life conveniences such as a convenience store or a supermarket are located close by.
Second floor and above
The property on the second floor and higher are preferred more, than one on the first floor because of sunlight, the danger of burglars and privacy issues. The higher the property is located, the higher the expected rent.
