How to use Premium Estate
Our staff member assigned to you will search for the most appropriate property on your behalf. We have adopted an agent system to maximize your precious time as effectively as possible.
E-mail inquiry.
Step1. Input of your preferences, conditions and requirements on the room search form.
Please input the information as accurately as possible including the rent and the location you prefer. Our dedicated staff will then search for a room based on your conditions.
Step2. The staff member assigned to you will conduct a discussion with you on the conditions you require.
Please answer the questions from the staff member assigned to you as accurately as possible. Please inform the staff of your requirements as precisely as possible.
Step3. The staff member assigned to you will make property proposals to you.
The customer then selects the properties he prefers after checking the details of the property via e-mail, fax or on a visit to our office.

Step4. The customer makes an inspection of the property they select.
The customer fills an application form, then submits the required documents and takes the screening after actually inspecting and checking their chosen property.
Step5. Finalizing the contract.
The customer concludes the contract and makes payment after having a discussion on important items.
What is required when submitting an application.
1) Identification card
(driver’s license, passport, student ID, alien registration card, etc.)
2) Joint guarantor
(1) When the customer has a guarantor.
It is usually required to have a Japanese or a permanent resident with above a certain level of income.
(2) Using a guarantee company.
Although the conditions differ according to the guarantee company, the customer pays 50% of the monthly fixed cost including the rent, the common-area charge, the maintenance fee and the parking area charge in most cases when finalizing the contract.
Our agent system is a system that the staff member allocated to you is responsible until he finds a property suitable for the customer.
